Rent is charged per calendar month; months are of varying lengths, be it 28, 29, 30 or 31 days - so that you pay the same amount every month, an "average month" is calculated - the is called Per Calendar Month (PCM).

PCM is calculated as follows; 365 days in a year, divided by 12 months = 30.416 days per month. 

Rents are advertised weekly for ease of comparison - to calculate a monthly rent, divide the weekly rent by 7 to get a daily rent, then multiply by the 30.416 days per month, to give the PCM rent cost. This means you can pay the same amount every month, whilst still paying for every day that you are there.

There is often a misconception that rent is due every 28 days (four weeks) - this is not the case, it is due per calendar month as described above.

Do I need a guarantor?

All students must have a UK based guarantor; a guarantor is a person who we would contact should any rent or other payment issues arise. 

To qualify as a guarantor, you must EITHER be a home-owner, or earn over £25,000.00 per year. If you do not meet this criteria, you cannot stand as a guarantor. 

If you are a guarantor, you will need to provide us with the following documents;

  • Proof of identification (passport, driving living etc.)
  • Proof of address (utility bill, council tax bill, bank statement etc.)

If you are a home-owner:

  • Proof of ownership (buildings insurance, mortgage statement, house deeds etc.)

If you earn over £25,000.00 per year:

  • Three months worth of pay slips (If you are self-employed we will accept your self-assessment tax return)

A guarantor can only act as a guarantor for one person. If you do not have a UK guarantor that meets these requirements, there are a number of online guarantors that we can accept. It is up to you to make enquiries about these. 

The other option is to pay for the entirety of the tenancy upfront.
